About the project and the advantage
Zadar Luxury Villas are a closed complex of eight identical 4-bedroom villas on 500m2 plots, combining modern with traditional architecture and construction with a swimming pool, jacuzzi, SPA, electric vehicle charging station on a wonderful location near Zadar / Dalmatia with a panoramic view of the sea, build with demanding guests or owners in mind, that are seeking a high quality of location to build quality to return on investment ratio.

Based on than decade of experience with tourism in Croatia on the location of investment and three decades of being business owners Ania and Iztok, the driving force behind the project, and the investors themselves, have chosen the location and type of the property for the best quality holiday and fast return on investment that can range from ten to fifteen years.

Who is the investor?
How much is the investment, and what stages does it have?
Depending on the level of interior finish and chosen material investment, the Zadar Luxury villa will range from 1,15 mil EUR to 1,2 mil EUR. Payable in 3-4 rates threw 10 month period. You will start by buying a plot. Plots are being sold with building permits for a specific project. The next phase (2) is building the house to stage – under the roof with doors and windows. Phase 3 includes finishing the installations and the interior, and phase 4 includes floors, tiles and painting of walls.
When does the project start, and when villa will be finished?
Work on the infrastructure is due to start in September 2023. Investors who will secure funds for the land and 1 st stage of construction can expect a finished villa in June 2024. We plan to start to advertise villas for 2024 for our regular guests in 2023, and investors can expect reservations even before the villa is finished. That is a practice we have done for years since the pool of our regular guests has trusted in our work.
What you need to think about before starting your investment
Expectations in terms of return on investment
The first and basic step is to define your expectations from the villa regarding return on investment. You need to determine whether you are the type of person who operates the villa primarily for your pleasure and whether you are not burdened by the speed of return on the investment and, therefore, not by the number of occupancy days. Or you are getting into this investment through a surplus of money or debt, and your main goal is to achieve the fastest possible return on investment. Or you are somewhere between the two examples mentioned. This project is intended for all types of investors. We will take care of every aspect of the business, from building to rent and management.
What type of guests are we aiming for in the complex?
We see that after the covid era, there is a big demand for individual houses for families with children, with a completely fenced property and a playground for children with a must swimming pool, jacuzzi and panoramic view to the sea. Almost 50% of families travel on holiday with their friends, usually another family. Since we operate a tourist agency, we know the type of property they need, and that is exactly the type of property we are building. We have experience that besides the villa’s internal equipment and decoration, we must also take care that it is located near the airport because many guests travel by plane. Many companies organize private transfers, boat rentals, private chefs, excursions, groceries, nanny services, etc.
Location and micro-location for a luxury villa for rent in Croatia
The choice of location itself and micro-location should be chosen after you have defined the previous two points. Since we are building a property to achieve the fastest possible return on your investment, we have thoroughly researched the area and its competition.
As for micro-locations, tourists mostly prefer villas close to the sea so they can walk to the beach without using a car. As a rule, villas near the sea always obtain higher prices than similar villas inland. Villas at the seafront get even higher prices, but investment price is usually double or even triple because of the lack of such land, and consequently, the return on investment is much longer. The best compromise is a villa with a sea view, within walking distance to the beach and a short drive to a big city with many attractions, restaurants, and experiences, and last but not least, 4 national parks less than 1-hour drive away.

With all this in mind, we have chosen Village Privlaka, a 20min drive from one of the Dalmatian jewels, the city of Zadar, with an international airport and connection to the o majority European countries.

We already operate several similar properties in the area and have information about the prices, demand and number of rental days that can be achieved with such properties.
Facilities in luxury villas for rent
In general, every additional facility raises the quality of the house’s offer and, thus, the price it can achieve. Another feature that is undoubtedly the most desirable and has already become standard in over 90% of houses is a swimming pool. In the vast majority of holiday homes, you will find an outdoor pool, and it is recommended that the collection has the option of heating so that it can be in operation for as long as possible. In addition to the heating function, some collections have the option of massage and counter-current swimming. After the swimming pool the Jacuzzi is an additional facility in great demand. Mose villas have outdoor Jacuzzis, and if you want to position the Jacuzzi inside the mansion, it is recommended that it be next to a glass wall through which you can see the outside or, even better, on the rooftop. In addition to swimming pools and Jacuzzis, the following amenities that are most common in luxury villas are saunas and exercise equipment. The sauna is a sought-after additional facility that is still used more in the off-season than in the high season. Since we want to attract guests even in the off-season, the Spa area with a sauna and Jacuzzi… For families with children, a small playground with a trampoline and additional facilities such as billiards, table tennis, darts, and PlayStation are always welcome to keep children occupied and give parents time to enjoy a little peaceConsideringnt today’s trends in the form of an increase in the number of electric vehicles, and villas will also feature a charger for electric vehicles, which the owners of such vehicles will greatly appreciate. As far as bedrooms are concerned, it is always recommended that each bedroom has its bathroom, and if you plan to achieve higher rental prices, then this is mandatory. Home away from home with a panoramic view of the sea
Besides from happy wife and children most important is good rest. The base for that is peaceful surrounding and a great mattress. If you have a vacation home mostly occupied by families or couples who usually prepare their meals, it must feature a well-equipped kitchen. In addition to basic things such as an oven, a baking plate and a refrigerator, villas will be equipped with a dishwasher, microwave, toaster, blender, kettle and a quality set of dishes and porcelain. There will be a barbecue in the outside kitchen and equipment for using the barbecue. A house will have a washing machine and an iron and drier. Guests will be provided with enough hand towels, bath towels and bed linen, and a change of bed linen and towels at least once a week for a longer stay.
Internal decoration
Decoration of a luxury villa is extremely important since we want to achieve the well-being of our guests and high rental prices. The style and level of decoration are very important, so we have hired a professional designer with a clear vision of what we want to achieve. The interior design will be harmonized with the exterior design. Most of the villas today are built in a modern style, neglecting the fact that too modern interior can get outdated in a relatively short time.
Rental Prices and ROI (return on investment)
Many owners first consider the prices they will achieve, but this is the wrong approach. You should think about prices at the end after thoroughly discussing all the other points we have explained. After you have decided how important the speed of return on investment is to you, when you have defined what type of guests you want to attract, when you have determined the level of decoration and additional contents, and defined the payment and cancellation policy, only then should you create rental prices. The rental prices of each house vary depending on the period, and the highest prices are always in the peak season. The peak season for houses on the coast is the mid of July to the last week of August. Vila of this type will rent for 950EUR per night in peak season bring, bringing around 70.000EUR per year to the owner (calculation for 2022). When paying all fees and expenses, you can expect that depending on the owner’s involvement in renting, cleaning etc, the return on investment will be around fifteen years. Still, the increase in value will have added value and can shorten ROI to under ten years if being sold before that period.
